Job Description:
Purpose of Classification The purpose of this classification is
to perform skilled work associated with installation, repair, and
maintenance of heating, ventilation, and air conditioning systems
and associated equipment. Essential Functions The following duties
and functions, as outlined herein, are intended to be
representative of the type of tasks performed within this
classification. They are not listed in any order of importance. The
omission of specific statements of the duties or functions does not
exclude them from the classification if the work is similar,
related, or a logical assignment for this classification. Other
duties may be required and assigned. Services, repairs, replaces,
and maintains a variety of heating, ventilation and air
conditioning systems, equipment, and related components, which may
include air conditioners, cooling towers, chillers, and exhaust
fans; conducts periodic inspections and schedules/conducts
preventive maintenance activities; monitors control systems for
city facilities. Ensures that installation work, maintenance
activities, and operation of equipment/systems are in compliance
with applicable laws and regulations. Plans
installation/maintenance projects; inspects work site, reviews
blueprints/work orders, and makes calculations to determine
necessary equipment and materials; inspects completed
projects/work. Performs various skilled, semi-skilled, and manual
work functions associated with installation, repair, and
maintenance of heating, ventilation and air conditioning systems,
which may include troubleshooting air conditioning problems,
troubleshooting electronic equipment, repairing/maintaining chiller
plant motors and pumps, repairing refrigerant leaks, running
fiberglass/sheet metal ductwork, recovering refrigerant,
removing/replacing work parts, cleaning coils, cleaning/sanitizing
condenser pans and drain lines, soldering metal components,
lubricating components, or replacing filters. Repairs/replaces
various HVAC system components, such as starters, pumps, motors,
bearings, belts, shafts, coils, compressors, control circuits,
tracer controls, PCM's, UCM's, VAV controls, transformers, relays,
switches, electronic valves, manual valves, chilled water piping,
dryers, expansion devices, cooling/condensing coils, solenoid
valves/unloaders, pressure differential switches, static pressure
controls, sensors, gear reduction boxes, squirrel cages, or solid
state controls/transducers. Inspects/tests machinery, equipment and
parts for proper operations; makes adjustments, repairs or
replacements; reports problem situations. Operates a variety of
machinery, equipment, and tools associated with department
activities, which may include a utility vehicle, building
automation system, air conditioning system, cooling tower, chiller,
air handler unit, refrigerant recovery system, generator, vacuum
pump, refrigeration oil pump, fan coil unit, charging cylinder,
torch, welder, swedge kit, flaring kit, crimping tool, tubing
cutter, refrigeration wrench, valve core extractor, leak detectors,
gauges, meters, mechanic tools, and diagnostic instruments.
Performs general cleaning/maintenance tasks necessary to keep
equipment and tools in operable condition, which may include
inspecting equipment, checking/replacing fluids, greasing
equipment, washing/cleaning equipment, cleaning project work areas,
and cleaning shop; monitors equipment operations to maintain
efficiency and safety; reports faulty equipment. Gathers necessary
equipment, tools, parts, or supplies to conduct projects; initiates
orders for new or replacement materials; transports, loads and
unloads equipment and materials used in projects. Follows safety
procedures, utilizes safety equipment, and monitors work
environment to ensure safety of employees and other individuals.
Monitors and assesses performance and usage of HVAC systems;
recommends potential energy savings. Takes and records instrument
readings; maintains logs, service records, warranty records, and
other documentation. Prepares or completes various forms, reports,
correspondence, logs, charts, requisitions, or other documents.
Receives various forms, reports, correspondence, work orders,
readings, usage data, safety data, blueprints, schematics,
equipment specifications, manuals, reference materials, or other
documentation; reviews, completes, processes, forwards or retains
as appropriate. Communicates via telephone and/or two-way radio;
provides information and assistance; takes and relays messages;
responds to requests for service or assistance. Communicates with
supervisor, employees, other departments, vendors, the public, and
other individuals as needed to coordinate work activities, review
status of work, exchange information, or resolve problems.
Maintains a current knowledge of applicable laws/regulations;
maintains an awareness of new trends and advances in the
profession; reads professional literature; attends workshops and
training sessions as appropriate. ADDITIONAL FUNCTIONS Conducts
various errands as needed, which may include picking up
supplies/materials. Provides assistance or coverage to other
employees as needed. Performs other related duties as required.
